  • Building Value: The value placed on the building by the Tax Assessor. For questions about this value, please contact the Tax Assessor at (770) 288-7999 (Select Option 2).
  • Land Value: Value placed on the land by the Tax Assessor. For questions about this value, please contact the Tax Assessor at (770) 288-7999 (Select Option 2).
  • Fair Market Value: What a knowledgable buyer would pay for property and a willing seller would accept for the property at an arms-length bonafide sale.
  • Exemptions: This amount is deducted from the net assessment. To view detailed information about exemption codes and amounts, click here.
  • Entity: Where the funds are disbursed once they are collected.
  • Adjusted Fair Market Value: Your land and building value combined.
  • Net Assessment: 40% value of the adjusted fair market value.
  • Taxable Value: The amount after the exemptions are deducted.
  • Millage Rate: Established rate by entity used to calculate your taxes. See below for details on current millage rates in your district.

Frequently Asked Questions

How do I qualify for Homestead Exemption?  
You must own and occupy the property as your primary residence as of January 1 of the tax year for which application is being made.  Property owners must not be receiving a homestead exemption on any other property, including properties in other Georgia counties or in other states.  Married couples are considered by law as a single family unit; therefore, only one homestead exemption between husband and wife may be claimed.  Also, all vehicles owned by the property owner (s) must be registered in Henry County. You may apply for exemptions year-round; however, you must file your application by April 1 for the current year.  Applications not received or postmarked by April 1 constitute a waiver of the exemption for that year.  Application, instructions and information are available on our website. 

Do I need to file for Homestead Exemption every year?
You only file once as long as you live in the same house.

How do I know if I have homestead exemption?
You can check the column on the tax bill entitled “exemptions” to see if an L and # are there indicating the category or in the breakdown of taxes the exemption column will have a value amount that is to be exempted. To see detailed explanation of the exemptions and amounts, click here.

When will I receive a property tax bill and when is payment due?
Property tax bills are mailed mid September and due 60 days later ( mid November ) Payments will be accepted prior to the due date. If you do not receive a bill you can obtain a copy from our website www.henrytc.org

I have an escrow account with my mortgage company. Why did I receive a bill?
The property tax bill is mailed to the property owner each year. You may want to forward a copy of the bill to your mortgage company.

Is there a penalty charge for late payment?
Taxes not paid by the due date will accrue 1% interest per month until paid in full. A 10% penalty of the original principal will accrue after 90 days.

Can the interest and penalty be waived since I did not receive a bill?
No. Failure to receive a tax bill does not relieve you of the responsibility to make payment by the due date.  If you did not receive a tax bill, a copy of your bill is available on our website or you may contact our office by phone or visit on our locations to obtain a copy of your bill.

I no longer own my property and I received a tax bill.
Please provide our office a copy of the settlement statement from the closing indicating that your property was sold.
